These terms are intended to be clear, fair, and practical. They apply to all standard cleaning appointments, one-off cleans, deep cleaning tasks, regular maintenance services, and any additional services agreed in writing or by confirmed booking. If there is any inconsistency between a quote and these terms, these terms will apply unless we expressly confirm otherwise in writing.

Booking Process

Bookings with Balham Cleaners may be made through an agreed booking channel and are only confirmed when we accept the request and provide confirmation of the date, time, service type, and any special instructions. A requested slot is not reserved until confirmed by us. We may decline a booking where the requested service is outside our scope, where access conditions are unsuitable, or where we do not have the capacity to carry out the work safely and properly.

When making a booking, you must provide accurate information about the property, the required cleaning tasks, the expected condition of the premises, access arrangements, parking limitations if relevant, and any known hazards or restrictions. If the details supplied are incomplete or inaccurate, the price, duration, and outcome of the service may be affected. Service Scope and Customer Responsibilities

Our cleaning services are provided on the basis of reasonable care and skill and are limited to the tasks agreed at the time of booking. Unless expressly included, we do not provide specialist restoration, pest control, biohazard removal, mould remediation, high-risk exterior work, or any service requiring specialist certification. Customers should remove or secure valuables, cash, confidential documents, fragile items, and items of sentimental importance before the appointment begins. We may refuse to move items that could be damaged or that could create an unsafe working environment.

You are responsible for ensuring that we have safe access to the premises at the scheduled time. This includes making sure that any keys, codes, fobs, alarms, and entry instructions are available and correct. If access is delayed or impossible because of customer error, the appointment may still be charged in accordance with the cancellation and waiting-time provisions. If pets are present, they must be controlled or secured so that our staff can work safely and without interruption.

We may ask you to approve an amended plan if the premises require more time or different cleaning methods than originally expected. Any additional work beyond the agreed scope will only be carried out with your approval, except where immediate action is required to protect health and safety or to prevent damage. Payments and Pricing

Prices are normally quoted based on the information provided at the time of booking and may be fixed-price, hourly, or task-based depending on the nature of the service. Any estimate is a guide only and is not binding if the service requirements change materially before or during the appointment. If an invoice is not settled by the due date, we may charge reasonable late-payment interest and recovery costs to the extent permitted by law. Any extras requested after booking, including additional rooms, stain treatment, appliance detailing, or extended labour time, will be charged separately. Where a service is carried out on a time basis, the duration may increase if access is delayed, the property is larger than described, or the requested results require additional work. Discounts, promotional offers, and package prices are only valid for the period and conditions stated when offered.

Cancellations, Rescheduling, and Missed Appointments

You may cancel or reschedule a booking by giving us notice within the time stated at the point of booking. If no notice period is stated, a reasonable minimum notice is expected. Cancellations made at short notice may be charged in full or in part to cover lost time, staff allocation, and travel planning. The exact charge will depend on how close the cancellation is to the scheduled start time and whether any work has already begun.

If our team arrives and cannot start because access is unavailable, the property is unsafe, or the appointment cannot proceed for reasons within the customer’s control, the booking may be treated as a late cancellation or missed appointment. If you need to change the service date because of illness, emergencies, or building access issues, we will try to be flexible, but any rearrangement remains subject to availability. Where payment has been taken for a service we cannot provide, we will arrange a refund or credit as appropriate, subject to any work already completed or costs already incurred with your agreement.

Liability and Service Standards

We will provide our services with reasonable care and skill and in accordance with the agreed booking details. If we are at fault and the service does not meet the standard reasonably expected, we may, at our discretion, re-perform the relevant part of the service or offer a partial refund that reflects the issue. This is subject to your prompt notification of the problem and our right to inspect the work or discuss the concern before any remedy is provided.

We are not responsible for pre-existing damage, hidden defects, wear and tear, fragile fittings, unstable fixtures, poor-quality materials, or items that are already weakened by age or previous misuse. Cleaning outcomes can vary according to the condition of the property and the materials involved. Marks, staining, scratching, discolouration, or deterioration caused by unsuitable surfaces may not be fully removable without risk of damage. We do not accept responsibility for loss or damage caused by items that were improperly installed, left unsecured, or not disclosed as delicate.

Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any other liability that cannot legally be excluded under English law. Subject to that, our total liability for any claim arising out of a single booking shall be limited to the amount paid or payable for that booking, except where a different limit is required by law. We will not be liable for indirect or consequential losses, loss of profit, loss of opportunity, or business interruption.

Waste Regulations and Disposal

All waste removed during a booking will be handled in accordance with applicable UK waste rules and local legal requirements. We do not carry out unlawful disposal, fly-tipping, or removal of waste where the material requires specialist handling. Customers must tell us in advance if there may be bulky, hazardous, contaminated, or regulated waste on the premises. This includes, without limitation, clinical waste, needles, asbestos-containing materials, solvents, paint, chemicals, or electrical items requiring specialist recycling arrangements.

Unless expressly agreed, our cleaning services do not include waste clearance, deep rubbish removal, or disposal of large quantities of refuse. Where minor waste is created as part of the service, it will normally be collected into the appropriate bags or containers provided by the customer unless we agree otherwise. You remain responsible for ensuring that bins, recycling streams, and disposal arrangements are appropriate for the type of waste generated. If we agree to remove waste, any charge will reflect labour, transport, and lawful disposal costs.

We may refuse to touch, move, or dispose of any item where doing so could breach health and safety standards or environmental law. If restricted or hazardous waste is discovered during a Balham Cleaners appointment, we may stop work in that area until the issue is addressed. Any delay caused by unsafe waste conditions may be treated as an extra chargeable period or a separate appointment, depending on the situation and the level of risk involved.

Access, Security, and Property Protection

You are responsible for making reasonable arrangements to protect the property and its contents before cleaning begins. This includes disabling alarm systems as necessary, ensuring windows and doors can be safely opened or closed, and informing us of any entry restrictions. If you provide keys, access codes, or alarms, you confirm that you are authorised to do so and that the information is accurate. Any items left in the property remain at your risk unless loss or damage is caused by our negligence.

We will take reasonable care when moving light furniture or working around fixtures, but we are not obliged to move heavy, built-in, or potentially dangerous items. If you ask us to move such items, we may decline or do so only where it is safe and practical. Any instruction to move or clean around items should be understood as acceptance of the risk associated with that request, except where the law requires otherwise.

Where keys are held by us for recurring services, we will take reasonable steps to safeguard them, but you should notify us promptly if access arrangements change. If keys are lost or access devices are mislaid due to our negligence, we will take reasonable steps to remedy the situation and may be liable for direct losses reasonably caused by that failure, subject to the liability limits set out above.

If you believe the service has not been carried out as agreed, you should raise the issue within a reasonable time after completion and provide sufficient information for us to investigate. Photographic evidence may help us understand the concern. We will review the matter fairly and decide whether a re-clean, partial adjustment, or other remedy is appropriate. A complaint does not automatically entitle the customer to a full refund where part of the service has been satisfactorily completed.

Any amendment to the booking, scope of work, price, or timing should be confirmed in writing or in another durable form that records the change. If any part of these terms is found to be unlawful or unenforceable, the remaining provisions will continue in force. No waiver of any breach shall be treated as a waiver of future breaches. These terms form the entire agreement between you and us relating to the booked cleaning service.

Governing Law

These Terms and Conditions are governed by the laws of England and Wales. Any dispute, claim, or matter arising out of or in connection with these terms, the booking, or the services provided by Balham Cleaners shall be subject to the exclusive jurisdiction of the courts of England and Wales. By proceeding with a booking, you confirm that you have read, understood, and agreed to these terms.
